Look familiar? It should.  

This ranch style Boulder house was on the market earlier this year and sold for $700K. Corporate relocation forces the resale. $30K increase on price since March is actually quite reasonable.   

A newly finished, turn key home in a great, quiet location for a good price. Walking distance to all of Central and North Boulder's best amenities



2338 20th Street | $899,000 | More Details
We saw this one when it was last on the market ten years ago. Not much has changed inside. Decent location. Downtown family home but not an ideal layout, open floor plan and high ceilings. Tiny lot. You're mostly paying for easy downtown access and 90's vintage construction. 


 





2550 University Heights Avenue | $1.1MM | More Details
Interesting flip. The investor bought it for $800K in August.  Looks like mild, cosmetic updates but the photos are not fully revealing. The listing description is accurate, this location is rarely available and very convenient if you need to regularly commute on US36.  






5218 Idylwild Trail | $619,500 | More Details
A good size, family friendly house with a decent layout in Gunbarrel for a price that won't break the bank. The interior is vintage 70's or 80's, so don't expect to be wowed. The recent work on the foundation sounds promising or scary, depending on your appetite for adventure. Country club location. 







251 Sunland Street | $599,000 | More Details
The big downside of this location is the proximity to the tracks. If you like the sound of trains (and the split layout), it's worth a peek. Plus, there's hardly anything else on the market worth looking at in Louisville anyway.  








5989 Brandywine Court | $600,000 | More Details
This location is a GREAT spot. We happen to know the neighbors well because we sold them their house. They're great peeps.   

The house itself is family friendly in a good location, minutes from Boulder. I wouldn't hesitate to live there myself. Initial glance at the comps looks like it's underpriced. Basement needs finishing if you want to add rooms/space in the future.   



6122 Monarch Road | $4.5MM | More Details
You always wanted a castle, right? Here's your chance to star in your own episode of Game of Thrones. And it comes with its own detached trophy home on a 16 acre lot. Minutes from downtown Boulder on a secluded patch of land. No idea what the interior looks like but the lack of photos is your clue.







931 Poplar Place | $950,000 | More Details
This little circle of houses off Poplar is a pretty nice spot. It's an easy stroll to Lucky's or Wonderland Open Space. Not a fan of the split layout or postage stamp yard, but it appears to be turn-key. Still worth a peek. 








 
819 James Street | $289,000 | More Details
This is a cheap house with a good layout that works for many types of buyers and it has a huge 600SF detached garage. Stumbling distance from Oskar Blues. This could be a smart play for investors and anyone else who wants to speculate on the cheap in real estate. Call me if you want to know why.







2414 Waneka Lake Trail | $610,000 | More Details
Great curb appeal, family friendly layout, and nearby Waneka lake open space. Not the ideal part of Indian Peaks (Lafayette), but not bad either. Could use some mild, mostly cosmetic updates.

780 West Moorhead Circle 780-C | $359,000 | More Details

The south Boulder retail mix keeps getting better. This condo would work well for young professionals or grad students. Easy access to US36 for commuting. Worth a peek. 

 





3300 Bridger Trail H210 | $237,500 | More Details
Too late, the status just changed. Remington post remains a solid value play for investors. Easy to rent, low HOA, and not too far away from CU. During weaker markets, this development hasn't performed incredibly well but it still rents easy. Most units have a heated garage spot. Good for cash flow seeking investors but not the right play if you're expecting continued strong appreciation.
